Structural engineering design for a high-end luxury home located within Sanctuary Cove on the Gold Coast.

Project Background

Joe Addsett Architects approached us to provide structural engineering design for a high-end luxury home located within Sanctuary Cove on the Gold Coast.

Their objective was to use innovative design to ensure a unique, architectural and modern luxury home to complement the other homes on Hope Island.

 

Our Brief

It was essential to the architect that the project documentation was split into three distinct phases: preliminary design, building approval and construction detailing.

Our brief included undertaking the structural design, documentation and detailing for the three design phases and liaising closely with the architect to incorporate the architectural design intent in the structure.

 

The Challenge

Due to the high architectural design value of the home, it was critical to ensure that the architectural design intent was practical, elegant and functioned as intended.

A challenge was the large open plan living space. In some instances, this required doors to provide an opening up to ten metres wide. These doors are supported by structural header beams. To add to this, the structural headers beams also supported fixed glass windows from the roof structure above.

The structural design had to provide structural header beams that were as shallow as possible. What’s more, the structural beams needed to have minimal deflections to accommodate the large doors, otherwise the doors were likely to become stuck and not function as intended.

Detailed structural analysis was undertaken to design the required beam size to accommodate the architectural design intent.

Another architectural design intent that was a challenge, was to ensure that the ground slab appeared as if it was floating. This was achieved by providing a cantilevered slab edge and recessing LED lighting underneath.

 

The Outcome

The architect was extremely happy with the level of structural detailing we provided which ensured the project was fully co-ordinated between the architectural and engineering plans.

This led to minimal questions during construction and significantly reduced variations to the builder’s contract during construction.

The result was that the homeowner was extremely happy with the outcome as the construction of their new home was on time and to budget.
