It was essential to our client that both homes looked and functioned completely differently given their proximity to each other.

Project Background

The owner/builder client, Paul and Nikki Harms, own a corner residential block in Koala Park, Burleigh Heads.

Their objective was to sub-divide the block and construct two new high-end properties with the intention of selling one house in the future.

Our clients staged timeline was based on completing the subdivision, then building the first house, living in the home while planning the construction of the second property and finally selling one residence.

 

Our Brief

It was essential to our client that both homes looked and functioned completely differently given their proximity to each other.

Our brief included undertaking the civil subdivision design works, the structural design and documentation of both individual houses and the onsite construction certification.

 

The Challenge

Both properties are three levels with large internal voids, windows and open plan spaces. This created a structural challenge for the project.

Our solution was to incorporate structural steel beams between each floor level. This had the effect of providing sufficient structural capacity while enabling a modern and efficient design.

The other challenge was adjusting the design and documentation to accommodate plans changing throughout construction. As the client is also the builder, the plans changed significantly during construction to assist the client.

We ensured that our engineering advice, design and documentation considered the changes while guaranteeing that the houses were built to the relevant building codes and standards.

 

The Outcome

Although there were significant ongoing changes throughout the design and build process, we accommodated all the design changes in a timely manner. The result was that the project was constructed on time and to budget.

What’s more, our clients were very happy with the finished product and were grateful to sell the first property quickly for a solid profit.
